A Memery Crystal legal team advised Indian-based EIH London Investments Limited, trading as Oberoi Hotels & Resorts, which unveiled plans to open the UK’s first Oberoi luxury hotel in London’s Mayfair area at the end of 2027.
A Bryan Cave Leighton Paisner (BCLP) team represented landlord Grosvenor, which confirmed the hotel will take over 40-46 Brook Street, forming part of the new £500m South Molton Triangle mixed-use development, which will include offices, housing, cafes, shops, restaurants and leisure spaces. As part of the development, Grosvenor secured planning permission for the restoration of the 33,000 sq. ft listed building in 2022. The proposed 28-room boutique hotel is a two-minute walk from Claridge’s.
Oberoi Group’s executive chairman Arjun Overoi commented: “This partnership with Grosvenor marks an important milestone in our international growth. London has always been a key market for us, and we are excited to bring our distinctive and personalised hospitality to the heart of Mayfair.”
In September, Oberoi’s parent company EIH announced that it was incorporating in the UK with an authorised share capital of £30m. With the Oberoi Mayfair, the Oberoi Group becomes the third Indian hospitality group to establish its presence in London. Indian Hotels Co. Ltd currently has two hotels under its brand, Taj. In 2023, the Indian-origin Hinduja Group partnered with Accor to convert Winston Churchill’s Old War Office into a luxury hotel under the Raffles brand.
Last year, Overoi announced it had partnered with India’s largest private company, Reliance Industries, to revamp the Stoke Park County Club, Spa & Hotel in Buckinghamshire, which hired Dipika Jaisinghani Aggarwal as its first general counsel in September.
Memery Crystal’s team was led by Matthew Lindsay, co-head of its banking and finance practice. Real estate partners Sam Silverman and Matthew Hind coordinated the property aspects of the transaction. Associate Anukrit Bhargava and solicitor Karkay Lee provided support on the transaction.
BCLP’s legal team for Grosvenor includes real estate partner Chris Rowe, real estate associate Director Elasah Mastin and real estate senior associate Naomi Emerton.
The Oberoi Group opened its first hotel in Shimla in northern India in 1934. Since then, the group has expanded to own and operate 32 hotels and two luxury Nile river cruisers. The New Delhi-based group operates in seven countries under the luxury Oberoi and Trident brands and is also involved in flight catering, airport restaurants and corporate air charters.
